393 charsand (2) the “Termination Date,” which is defined in section l.E to mean April 9, 2005, or the date of early termination “in accordance with this Lease.” The situation is further complicated by section 1954.1, which gives a tenant’s assignee for the benefit of creditors the right to occupy the premises for up to 90 days after the assignment, if the assignee pays the monthly rent when due. 14
