       The parties may provide in the lease that if the tenant defaults in the
       payment of rent or fails in some other way to perform his obligations under
       the lease, the total amount of rent payable during the term of the lease shall
       immediately become due and payable . . . . If the tenant abandons the
       premises, . . . the landlord may enforce the acceleration clause if he does
       not terminate the lease. In this event, the landlord will receive the rent for
       the remainder of the term from the tenant who abandoned, and is obligated
       to account to him for any rent received from a new tenant.
