Further, on the question of gross or wilfull negligence, the court finds that by the terms of the sublease, Mary’s Diner, Inc., was since May 1, 1982, and presently is obligated to pay the defendant the sum of $400 per month as rent. Since the defendant’s base rent is only $550 per month, the payment of the increases in real estate taxes, as required by the lease, should have been accomplished. B
