*416¶8 A show cause hearing was held on July 8, 2011. At the hearing, Indigo stipulated that Wadsworth’s four-day delay in removing the plywood panel from her balcony was the sole basis for eviction.1 Wadsworth argued that pursuant to federal law governing section 8 leases, serious or repeated violations of such a lease are required to justify the termination of the tenancy. In response, Indigo argued that the protections of the addendum are applicable only where a landlord seeks to terminate the lease at the end of a rental period. Indigo did not assert that the presence of the plywood panel was a substantial breach of a lease covenant.
