shall deposit with Landlord or shall maintain the
     issuance of a standby letter of credit in substantially
     the form attached were to [sic] as Exhibit C, in the
     amount of One Hundred Fifty Thousand Dollars as
     security for the full and faithful performance of
     Tenant's obligations hereunder (the "Security
     Deposit"). Upon termination of this Lease, and
     provided [Flo-Pro] is not in default hereunder and has
