the right to peaceful enjoyment of the plaintiffs property by other tenants and the plaintiffs employee. The second count alleged that the defendant violated § § 47a-11 and 47a-32 by allowing Andre Martin to engage in conduct that constituted a nuisance. In both counts, it was alleged that the plaintiff had delivered a written notice of the breach that informed the defendant of her right to remedy the breach or to request a grievance hearing. In the first count, the plaintiff alleged that the defendant had requested a grievance hearing pursuant to her notice, but that the plaintiff properly denied that request. The plaintiff further alleged in both counts that it had served á notice to quit on the defendant on August 7, 2004, in which it notified her that she must vacate the premises on or before August 13, 2004, because of her violations of the lease agreement and statutes. The plaintiffs concluding allegation in both counts was that the defendant remained in possession of the leased premises past the date designated in the notice to quit.
