Plaintiff does not argue, as he did in the trial court, that the eviction was permissible pursuant
to LAMC section 151.09(A)(2)—i.e., “[t]he tenant has violated a lawful obligation or covenant of the
tenancy and has failed to cure the violation after having received written notice from the landlord, . . .”
