6. Trial court has no discretion to reduce statutory damages. Love v. Monarch Apartments, 13 Kan. App. 2d 341, 344, 771 P.2d 79 (1989).

7. Delivering notice to vacate without payment of rent due insufficient to forfeit security deposit. Burgess v. Stroud, 17 Kan. App. 2d 560, 565, 840 P.2d 1296 (1992).

8. Trial court reversed because landlord was not given statutory 30 day period to claim damages and to set off against security deposit. Heckard v. Martin, 25 Kan. App. 2d 162, 958 P.2d 665 (1998).

9. Landlord substantially complied with section and is not subject to civil penalty for wrongfully withholding security deposit. A & S Rental Solutions, Inc. v. Kopet, 31 Kan. App. 2d 979, 76 P.3d 1057 (2003).
