*872[¶ 18] Because neither the security deposit statute nor the lease prohibited Man-gar from bringing a separate claim for breach of other terms of the rental agreement, the District Court did not err in considering Mangar’s small claims action simultaneously with the Lyles’ claim for return of their security deposit.
