In construing the lease, the court found that it was clear and unambiguous. We agree. Paragraph 5 (a) provides in relevant part: “You will pay an amount equal to the Total Rent . . . due under this Lease, on or before the first day of each month . . . .” Paragraph 6 (b) provides in relevant part: “If your Rent is not paid on or before the Late Charge Date specified in the Summary [portion of the lease stating the key terms of the lease], a Late Charge in the amount specified in the Summary will be due immediately.” The summary of the lease 10
