Finally, Fennelly and JRM executed an Occupancy Agreement, under which JRM leased the Unit to Fennelly for a period of one year, beginning April 1, 1997. (Joint Ex. Commonwealth.) The Occupancy Agreement provides that “unless terminated as hereinafter provided, this lease shall be renewed for successive terms of 12 months each at the end of the initial term.” (Joint Ex.
